Topics Covered

The Rise and Future of Malls

Driven by continuous retailer demand and institutional investment, shopping malls globally undergo constant development and remodelling. This module thoroughly examines the history, evolution, and ongoing relevance of global retail, highlighting development themes across continents. Key topics include retail convergence with e-commerce, the strategic reasons for investing in retail property, and the expectations of next-generation shoppers. Furthermore, the lesson analyses how experience-led, lifestyle-driven retail has become the new industry norm, exploring the critical core factors that ensure the enduring commercial success of modern retail spaces.

Mall Design & Development

Design is the single most powerful commercial lever in retail property. This module positions shopping centre design as a value-creation system, not an aesthetic exercise. We look at how layout drives footfall distribution and equalisation of rent and how designs extract maximum benefit from constrained footprints. We examine the trends relating to repositioning, re-modelling, de-malling and their reconfiguration strategies. Designing for future refurbishment, re-theming and expansion and tenancy planning and layout flexibility, amenities and customer facilities. We conclude with examining various case studies on the unique designs of shopping malls globally.

Retail Property Valuation

This module explores the core valuation methods for malls and strategies to maximise retail asset value. Students will analyse diverse investment goals, ownership funding sources, and construction cost models essential for property development. The curriculum provides an in-depth look at the real estate risk framework, navigating the complexities of cap rates, yield, and Internal Rates of Return. Additionally, the course covers Discounted Cash Flow (DCF), Net Present Value (NPV) and the strategic role of asset management as a value-creation discipline, giving learners a comprehensive toolkit for financial analysis in global retail property markets.

Leasing & Tenant Mix Modeling

Modern mall leasing demands that managers act as creative directors who curate vibrant brand experiences rather than just filling vacant spaces. This specialized module focuses on securing long-term asset viability through flexible, data-driven decisions and an experience-led tenant mix. Students will analyse tenant mix as a core strategy, learning to balance traditional anchors, leisure, food and beverage, and specialty retail. The curriculum emphasizes spatial flexibility, incorporating temporary pop-ups and strategic brand rotation. Finally, a tenant mix-modelling allows participants to actively test their leasing assumptions against real-world retail layouts and consumer patterns.

Retail Property Management

Retail property management has shifted from a reactive maintenance-led facility role to a strategic destinational director who curates experiences, leverage real-time data, and prioritize long-term asset resilience over simple rent collection. This module examines the development of asset and business management plans, standard operating procedures, key management roles and responsibilities, and key performance indicators employed by mall management to monitor centre performance, tenant success, customer behaviour and crucial metrics to measure return on investment. Finally we examine effective car park strategies to support the growth of retailer sales.

Retail Sales Growth  Strategies

Driven by e-commerce, mall retailing has shifted from volume-based models toward data-driven ecosystems prioritizing trust, efficiency, and hyper-personalization. This module examines how mall managers strategically support tenant sales by exploring merchandising pillars and deep diving into crucial customer experience metrics. Participants learn to evaluate retail operations, detect early distress signals, and implement supportive interventions. Additionally, the curriculum investigates evolving industry trends reshaping the landscape, including omni-fulfilment, channel blending, and social selling. Ultimately, managers learn to navigate retail convergence, showrooming, and emerging technologies to drive collaborative ecosystem growth.

Shopping Mall Marketing

Modern mall marketing has evolved from basic advertising and events into destination-led storytelling that creates a vibrant lifestyle hub with an adaptive visual identity. This module explores how to build a strategic marketing plan that directly drives and maximizes asset financial performance. Participants will analyse critical mall marketing metrics while learning to exploit the customer journey across diverse physical and digital touchpoints. Additionally, the curriculum covers retail categorization, distinguishing between innovative, traditional, and mature retail formats. Ultimately, managers will master the key elements of retail branding to position their properties competitively.

Placemaking & Brand Strategies

Placemaking is a multi-faceted, strategic approach to the planning, design, and management of vibrant public spaces. By capitalising on a mall's unique assets and community inspiration, this methodology transforms traditional, soulless shopping centres into multi-purpose lifestyle destinations where people want to gather rather than just buy. This module explores how strategic placemaking directly improves consumer vitality, health, and well-being to drive higher footfall, visit frequency, and retail spend. Participants will analyse the foundational "9 Cs of Placemaking," incorporating modern concepts like enter-tailing and retail-tainment. Finally, ten global case studies illustrate how world-class placemaking successfully maximises asset value.

Smart Mall Technologies

Smart malls have transitioned from experimental pilots to living ecosystems that integrate physical infrastructure with a digital brain. Utilizing AI, IoT, and high-speed 5G networks, these assets seamlessly bridge the gap between online convenience and physical sensory experiences. This module thoroughly evaluates the key components of smart technology, tracing the digital customer journey through global case studies. Participants will examine various funding models, navigate a modern tech risk framework, and analyse leading software platforms. Ultimately, the curriculum demonstrates how smart integration enhances the shopper experience, directly driving customer loyalty and increased spend per head.

Shopping Mall Sustainability

Mall sustainability has shifted from ideological climate goals to a central driver of property value and operational strategy. Beyond simple recycling, it demands a regenerative transformation of how assets are designed, operated, and integrated into communities. Emulating consumers' green lifestyle choices fosters deeper shopper loyalty while making absolute economic sense for landlords. Minimising tenant energy and waste service charges lowers total occupation costs, which directly helps sustain higher base rents. This module utilizes the energy hierarchy, green building frameworks, and cost-benefit analyses to equip managers with the tools needed to build profitable sustainability strategies.

Mall Commercialisation

Commercialising a mall’s common areas and non-traditional spaces provides multifaceted benefits, creating secondary revenue streams while acting as an incubator for innovative retail. This strategic approach significantly enhances the overall customer experience by introducing dynamic environments. This module examines each category of specialty leasing in detail, alongside branded partnerships and experiential events. Participants will learn how to design, execute, and manage a robust commercialisation strategy that maximises underutilised square footage. Ultimately, the curriculum equips managers to balance immediate ancillary income with long-term asset value and enhanced shopper engagement.

Risk & Crisis Management

Mall risk and crisis management has shifted from reactive security toward integrated resilience strategies where physical safety, cybersecurity, and ESG factors are interconnected, board-level priorities. This module explores comprehensive major incident management planning and terrorism threat visualisation to safeguard assets. Participants will master health and safety risk analysis, method statements, and proactive crisis communications to protect people, brand identity, and property value. Finally, the curriculum examines how smart security technology enhances operational resilience. Ultimately, managers learn to transform vulnerable physical spaces into highly secure, resilient environments capable of weathering modern operational crises.
