Driven by continuous retailer demand and institutional investment, shopping malls globally undergo constant development and remodelling. This module thoroughly examines the history, evolution, and ongoing relevance of global retail, highlighting development themes across continents. Key topics include retail convergence with e-commerce, the strategic reasons for investing in retail property, and the expectations of next-generation shoppers. Furthermore, the lesson analyses how experience-led, lifestyle-driven retail has become the new industry norm, exploring the critical core factors that ensure the enduring commercial success of modern retail spaces.

Mall Design and Development

Design is the single most powerful commercial lever in retail property. This module positions shopping centre design as a value-creation system, not an aesthetic exercise. We look at how layout drives footfall distribution and equalisation of rent and how designs extract maximum benefit from constrained footprints. We examine the trends relating to repositioning, re-modelling, de-malling and their reconfiguration strategies. Designing for future refurbishment, re-theming and expansion and tenancy planning and layout flexibility, amenities and customer facilities. We conclude with examining various case studies on the unique designs of shopping malls globally.

Retail Property Valuation

This module explores the core valuation methods for malls and strategies to maximise retail asset value. Students will analyse diverse investment goals, ownership funding sources, and construction cost models essential for property development. The curriculum provides an in-depth look at the real estate risk framework, navigating the complexities of cap rates, yield, and Internal Rates of Return. Additionally, the course covers Discounted Cash Flow (DCF), Net Present Value (NPV) and the strategic role of asset management as a value-creation discipline, giving learners a comprehensive toolkit for financial analysis in global retail property markets.
