Leasing & Tenant Mix Modeling

Modern mall leasing demands that managers act as creative directors who curate vibrant brand experiences rather than just filling vacant spaces. This specialized module focuses on securing long-term asset viability through flexible, data-driven decisions and an experience-led tenant mix. Students will analyse tenant mix as a core strategy, learning to balance traditional anchors, leisure, food and beverage, and specialty retail. The curriculum emphasizes spatial flexibility, incorporating temporary pop-ups and strategic brand rotation. Finally, a tenant mix-modelling allows participants to actively test their leasing assumptions against real-world retail layouts and consumer patterns.

Retail Property Management

Retail property management has shifted from a reactive maintenance-led facility role to a strategic destinational director who curates experiences, leverage real-time data, and prioritize long-term asset resilience over simple rent collection. This module examines the development of asset and business management plans, standard operating procedures, key management roles and responsibilities, and key performance indicators employed by mall management to monitor centre performance, tenant success, customer behaviour and crucial metrics to measure return on investment. Finally we examine effective car park strategies to support the growth of retailer sales.

Retail Sales Growth Strategies

Driven by e-commerce, mall retailing has shifted from volume-based models toward data-driven ecosystems prioritizing trust, efficiency, and hyper-personalization. This module examines how mall managers strategically support tenant sales by exploring merchandising pillars and deep diving into crucial customer experience metrics. Participants learn to evaluate retail operations, detect early distress signals, and implement supportive interventions. Additionally, the curriculum investigates evolving industry trends reshaping the landscape, including omni-fulfilment, channel blending, and social selling. Ultimately, managers learn to navigate retail convergence, showrooming, and emerging technologies to drive collaborative ecosystem growth.
